1. What will happen when we arrive in Spain?
You will be met by your designated Image Properties´ consultant at the airport and taken to your accommodation. Dependent on the time of arrival, you and your consultant will discuss your needs and requirements in readiness for your property viewings.
2. What properties will we see during our visit?
Image guarantee that we will only show you properties that meet your requirements, needs and budget. Image are 100% independent of any builders, giving you the widest choice available. We have a wide choice of both resale, key ready and brand new properties throughout the Costa Blanca, Costa Calida and Costa Almeria.
3. If we want to secure a property what do we need?
You will need a deposit of 3,000 euros for new properties or 10% for resale properties which can be paid by credit card to secure the property. Image will help you open a Spanish bank account and introduce you to an independent Spanish solicitor.
4. What will the solicitor do for me?
The solicitor will check that the builders have all the relevant licenses and make sure your compraventa (purchase contract) is all in order.
5. When will we have to make our next payment?
Typically, you will have to pay between 25% and 50% within the next 30 to 45 days, different builders have different payment terms so this is dependent on where you buy.
6. What paperwork do we need to complete the purchase?
To purchase a property in Spain you need to obtain an NIE number, this is a Spanish identity number. Image Properties will help you through this process as it must be obtained in person from the offices.
7. Can we obtain a Spanish mortgage on our property?
Yes. Image Properties have built relationships with banks here in Spain to
ensure that our clients receive the best deal. Typically Spanish mortgage
rates are cheaper than the UK.
8. Do we need to take Spanish residency if we want to move permanently?
This will depend on whether you are intending to work or retire in Spain. You will be able to discuss your circumstances with your Image Properties´ consultant and solicitor during your purchase procedure.
9. What level of healthcare is available in Spain?
If you are simply using your property as a holiday home for short term trips an European Health Insurance Card (EHIC) needs to be obtained from your local post office. If you are moving permanently and are under pensionable age then you need form E106. However, if you are receiving incapacity benefits or are of a pensionable age then you will need form E121. This should then entitle you to receive the same level that you received in the UK.
10. How long is the whole purchase process from start to finish?
This can depend on individual circumstances. The approximate completion on a resale property is between 6 and 8 weeks. With a new build property this is determined by the build time for the project you purchase on.
